Functions of a Sub-Registrar

The Sub-Registrar does the following:

  1. They verify the document to ascertain whether it is legal to register it and is in accordance with different Tenancy Acts prevalent in JHARKHAND vis a vis The INDIAN REGISTRATION ACT 1908, SANTHAL PARGANA Tenancy Act & THE CHOTANAGPUR Tenancy Act
  2. They further verify that the full stamp duty is paid and the consideration amount of the immovable property is at par with the market value of the property and not less than that contained in the minimum valuation guideline register.
  3. In their presence all parties executing the document admit that they have executed the document presented for registration. Two independent witnesses then personally identify parties who are present and admitting to execute the document. All parties and witnesses present, again sign in the presence of sub-registrar on document. The Registration Fees is then realized from the parties and receipt of the same is given to the parties
  4. The thumb impression of the Parties in the document and one of the identifier is taken.
  5. They put their official seal on each page of the document including the additional pages.
  6. On the last page they sign the document as being registered.
  7. After completing this procedure they index the contents of the document in Index-1 as well as Index-2 pages.
  8. They retain the Duplicate copy of the document in official records so that in future whenever a copy of the document is required it can be obtained that copy becomes a public document, which anybody can inspect by paying the requisite inspection fees.
  9. After taking a copy of the document, as mentioned above, on the record and after completing the above formalities the original document is returned to the party presenting the document for registration, on presentation of receipt given this completes the process.
